THE BUILDING PROCESS
When you initially contact us, we will organize an appointment to meet with you personally. We will discuss your plans, provide design ideas and review any existing design you may have.
At this stage all issues are discussed, and we will ask many questions.
For example:
1. What are the total square feet you intend to build?
· How many floors?
· How many bedrooms?
· What are the sizes of bed rooms, living room, kitchen etc.?
IF it’s a renovation or a re-modelling project we will ask:
· What are you not happy with in your current home or office?
· What are your present and anticipated requirements?
2. What is your Budget?
It is very important to establish a budget before you commence building. Being a specialist and an experience designer in the residential and commercial construction industry, we have detailed knowledge of the cost involved in every aspect of construction. This will enable us to provide you with a realistic cost.
It is futile to provide a design that does not match your budget.
3. Designs and Costing.
Based on our discussion we will provide a sketch at no cost to you. We will
Produce a computerized three-dimensional view of the plan .This enables you to view the proposed design elevations from all angles. Any modification you wish to make to the design can be easily done at this stage. For example: placement of windows and doors, room sizes, closets preferences etc. Prior to a detailed quotation being provided for a set of working drawings that has to be submitted to the relevant authorities for approval and a superficial estimate is provided for the construction cost.
4. Review Design and Costing
We will arrange to meet with you again; at this stage we will ensure that you are totally happy with the design and quotation. If you are satisfied with the design and written quotation, a deposit is required and an invoice is given. This will now authorize CONTECH 2000 Construction to proceed with the design as requested.
Working Drawings are completed and submitted to the Local Authorities for Approval.
5. Project Cost Evaluation and Contract Documentation
Now that we have an approved Design and Working Drawing we will proceed to do a Bill of Quantity i.e.: (total material and labour cost for each item of the proposed work).
We will organize a meeting so we can discuss a detail price for the Prime Cost (PC) items (Bath Room fixtures, Kitchen fixtures, Tiles etc.) You may wish to choose these items, other than those specified. Our project Manager will be happy to discuss your requirements with you
Specification
A detail BQ is now provided for the proposed construction works. This will specify all phases of the construction from excavation, reinforcement, Block work, Formwork Concreting, Wall finishes Roofing, Windows and Doors, type and sizes,
Tiling and painting etc.
At this stage you are given time to read the documents carefully, ask question about any item that is not clearly understood. We will be happy to discuss this matter with you and negotiate prices if possible.
If you are satisfied with the BQ pricing, we will Sign and Seal the Contract Document.
Payment Stages are outlined in the contract.
Scheduling
Detailed information of the commencement and completion date is outlined in the contract. The Project Manager will provide a work schedule and progress reports for the construction period and will undertake regular inspection to ensure that all aspect of the project have been completed to the highest standard.
6. Final Review
